Construction press - insurance
In the rush to start on site, the availability of the insurance required under the building contract is frequently taken for granted. Insurance of works and, in particular, existing structures is however becoming increasingly problematic, especially for residential refurbishment projects or where tenants wish to carry out fit-out works. We are frequently coming across projects where the assumption is that the cover required by the building contract has or can be put in place, but where this is not the case.
Broadly speaking, insurance obligations under building contracts can be split into three areas:
1 insurance against personal injury and damage to third party
property;
2 insurance of the works themselves, usually under an all risks
policy; and
3 insurance of any existing structures.
